This listing option uses legal, Board-approved, and State-approved documentation provided through Reality Real Estate Professionals.

Marketing is handled through the local Multiple Listing Service (MLS), which helps expose the property across a wide network of agents, buyers, investors, websites, social media, and our own client base.

The MLS also places your property in front of the general public through numerous internet sites, helping increase visibility and opportunity.

The goal is to provide strong service, wide exposure, and a smooth process while keeping costs as reasonable as possible.

Professional Listing Rate

The Professional Listing and Marketing rate is private and based on the services agreed upon.  In addition we charge a $250 broker compliance fee (which is 1/4 to 1/2 of other companies).

The focus is on providing strong value, professional service, and a level of support designed to earn your satisfaction and future referrals.

Listing and transaction support may include:

Preparing listing documents to help keep the transaction compliant

Preparing purchase documents when applicable

Collecting and reviewing buyer documents

Professional photography

Professional property web link

Professional room schematics when available

Writing MLS public remarks for public-facing websites

Writing agent-only remarks for Realtor communication

Uploading documents and photos into MLS

Scheduling showings and showing permissions

Providing a professional yard sign

Providing a lockbox

Social media marketing

Listing the property on our website

Receiving and reviewing offers

Negotiating offers

Verifying buyer financing

Organizing and presenting written offers to the seller

Coordinating inspections

Coordinating title work

Coordinating the closing process

Important Notes

Buyer’s Agent compensation is based on the terms negotiated and accepted in the final offer.

The listing commission rate is non-negotiable.

The $150 Broker compliance fee is in addition to agent commissions.
